Long before law enforcement and the military, Larry gained experience in different construction trades like framing and roofing. Larry also learned new and repair plumbing from a local Master Plumber. After leaving the military, Larry worked as an industrial mechanic where he learned electrical from a Master Electrician. Pre-Listing Inspections for Sellers

Pre-Purchase Inspection for Buyers
Thinking about buying a home? That’s exciting! …and terrifying… Before you sign anything, hire us to do an inspection so we can poke, prod, and crawl through it so you don’t accidentally buy a money pit. All of our inspections are compliant with the Texas Real Estate Commission Home Inspection Standards of Practice and Code of Ethics and we provide additional services. Buying a home is stressful enough—let us handle the surprises so you can focus on the fun stuff, like picking out paint colors.
11 Month Warranty Inspection
This is for buyers of new builds to conduct at 11 months, before their builder’s 12 month warranty expires. Remember when your house had that “new car smell”? Yeah, by month eleven it’s more like “mystery draft in the hallway.” That’s why we do 11-month warranty inspections. It’s your last chance to hand the repair list to your builder before their warranty vanishes. We’re talking nail pops, settling cracks, sticky windows, weird plumbing noises—anything a new home shouldn’t be doing yet. Don’t wait until month 13 when it’s your problem.
Mobile Home Inspection
Mobile homes may be smaller, but the list of things to check isn’t. We look at the roof, plumbing, wiring, tie-downs, skirting—basically everything that keeps your home safe and steady. Whether it’s brand new or has a little “character,” we’ll spot issues before they turn into big (and expensive) problems. From loose anchors to wobbly steps, we’ve seen it all. Think of us as the people who make sure your mobile home is as solid as it looks on moving day.
Re-Inspection / Repair Verification Inspection
So the seller promised the repairs are “all taken care of.” Cool story—but let’s make sure. A re-inspection (a.k.a. repair verification) is when we swing back by the house to check that the fixes were actually done, and done right. We’ll look at the roof patch, the plumbing leak, the electrical “upgrade,” or whatever else was on the list. Sometimes it’s perfect. Sometimes… not so much. Think of it as quality control before closing—because “the handyman handled it” isn’t always the guarantee you’d hope it was.
Investment / Rental Property Inspection
Tenants are great at finding problems… right after they move in. That’s why we inspect rentals and investment properties before you buy (or rent them out). We’ll check the structure, systems, and all the stuff that turns into “landlord headaches” later. Think leaky pipes, unsafe wiring, or that mystery stain on the ceiling. A solid inspection now means fewer 2 a.m. phone calls later.

Your inspector will examine the visible and accessible parts of the home, giving you a clear picture of its overall condition—no surprises, no guesswork, just the facts.
Foundation
Slab, pier & beam, and crawlspaces are checked for movement, settlement, or moisture. Basically, we make sure your home isn’t secretly practicing its dance moves.
Roof Covering & Structure
From shingles to flashing to ventilation, we look for wear, leaks, or anything that could let rain sneak in when you least expect it.
Exterior
Siding, grading, drainage, and gutters are evaluated to see how well your home handles Texas weather without turning into a swimming pool.
Interior
Walls, ceilings, doors, windows, and stairways are reviewed for safety, function, and little annoyances you might otherwise ignore until it’s too late.
Electrical System
Service entrance, panels, outlets, switches, and grounding are inspected to make sure your home won’t throw a surprise spark party.
Plumbing System
We test supply lines, drains, fixtures, and water heaters to catch leaks, clogs, or any plumbing drama before it hits your wallet.
HVAC System
